Property Maintenance Guide

Below is a list of helpful suggestions to ensure your home is well maintained and to avoid any unnecessary or costly damage:

Roof/siding maintenance

Please be mindful about walking around the exterior of your home and replace old or missing shakes from your home’s siding or roof.

Gutter clearing

Ideally, any gutters on your home should be checked and debris removed at least twice a year (spring and fall).

Underground drain pipes

Each private property’s gutter system is connected to the strata’s underground water drainage system. With so many large trees in our neighbourhood that can uproot and clog drains on your personal property, please consider hiring a reputable drain cleaning service provider to check that your drains are clear. If they are clogged, this could potentially cause a flood to your property or your home.

Soil Erosion

Please be sure that soil levels do not go above the concrete slab of your homes. No soil should be touching the bottom of your fences or bottom shingles of your home.

Curb Appeal

Please keep front yards and gardens looking as tidy as possible. Ensure trim and garage paint is the correct colour and looking fresh and clean.

Insurance

Please check with your insurance broker to make sure your home is sufficiently insured.  It is a good idea to provide them with a copy of our current Strata Insurance to ensure you have sufficient coverage.

Wood Burning Fireplaces

If you still have an original wood burning fireplace and use it, it’s always a good idea to have it inspected annually to prevent unfortunate fires

Dryer Vent Cleaning

Because we are a bare land strata we do not schedule annual dryer vent cleaning. Please be sure to have yours cleaned annually to avoid any potential fires.
